MyHome Properties (“MyHome Properties”, “MyHome Prop”, “we”, “our”, “us”) is a sole proprietorship residential real estate advisory firm based in Bengaluru, Karnataka, India, registered with the Karnataka Real Estate Regulatory Authority (RERA) under registration number PRM/KA/RERA/1251/310/AG/260316/006950.
MyHome Properties is a real estate advisor, not a broker or developer. MyHome Properties does not guarantee any transaction, pricing, or outcome. MyHome Properties facilitates property transactions. All services provided by MyHome Properties are offered on a best-efforts and advisory-only basis. We are not registered with SEBI as an Investment Advisor or Portfolio Manager. Our services are limited to residential real estate advisory in Bengaluru.
3. Eligibility and Authority
The Website is intended for individual users, including prospective and existing property buyers and property owners, as well as authorised representatives acting on their behalf. If you are accessing or using the Website on behalf of another individual or entity, you represent and warrant that you have the authority to act for and bind such person or entity to these Terms, and in such case, references to “you” shall include that person or entity.

MyHome Properties maintains empanelment agreements with certain developers and channel partners as a registered real estate agent. Projects featured on the MyHome Properties website are presented based on MyHome Properties independent advisory assessment of their suitability for client profiles.
- MyHome Properties receives compensation from developers through empanelment agreements upon successful transactions. This is the industry standard model and involves no additional cost to the buyer.
- Project information, RERA numbers, pricing, and availability displayed on project pages are provided for informational purposes. Always verify current details directly with the developer and through the official Karnataka RERA portal (rera.karnataka.gov.in).
- LAYA is not responsible for changes in project timelines, specifications, pricing, or developer commitments after the date of information publication.
11. Third-Party Links
This website may contain links to developer websites, RERA portals, regulatory resources, and market data sources for convenience or informational purposes. MyHome Properties is not responsible for the content, accuracy, or privacy practices of any third-party website. Access to and use of any third-party websites shall be governed solely by the applicable terms and privacy policies of such third parties. Without prejudice to the foregoing, MyHome Properties total aggregate liability for any and all claims arising out of or relating to these Terms, the Website, or services provided thereunder shall not exceed INR 5,000 (Indian Rupees Five Thousand Only).

The arbitral tribunal shall consist of a sole arbitrator appointed mutually by MyHome Properties and the user. The seat and venue of arbitration shall be Bengaluru, Karnataka, and the arbitration proceedings shall be conducted in the English language.
Notwithstanding the foregoing, MyHome Properties shall be entitled to seek urgent interim or injunctive relief from any court of competent jurisdiction to protect its intellectual property rights, confidential information, or to prevent misuse of the Website.
19. Governing Law and Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of India. Subject to the arbitration provision above, the courts of Bengaluru, Karnataka shall have the exclusive jurisdiction over all disputes arising out of or in connection with these Terms or your use of the Website.
20. Severability and Waiver
If any provision of these Terms is held to be invalid, illegal, or unenforceable, such provision shall be severed, and the remaining provisions shall continue in full force and effect. Any failure or delay by MyHome Properties in exercising or enforcing any right or remedy under these Terms shall not be deemed a waiver of such right or remedy.
